PRICE DETAILS AND ADDITIONAL CHARGES

As a general rule, the decision to issue or not an occupancy certificate as part of a renovation project in Quebec is strictly within the responsibility of the municipal planning department; Permis Réno has, neither directly nor remotely, any decision-making power on this! That said, this price only includes the service (steps, advice and support) mentioned in the section: "Service details", and not a service of production, delivery or sale of permits.
This price does not include file analysis fees required by municipalities. You must provide this amount as soon as the city invoice is available. It all depends on the municipality, this invoice may be available at the beginning as well as at the end of the process. In addition, the amounts vary from one municipality to another.
If the municipality asks you to review your project in whole or in part. Permis Réno will support you in this step. And as long as the municipality does not require any fees or any other type of additional permit to process the revised application/project, Permis Réno will not charge you any additional fees to submit and follow up on your file again.
If, shortly after submitting your request to us, you decide to modify your project in whole or in part, no additional fees will be required by Permis Réno to update your file already in processing at the municipality. But that is if and only if your modifications do not involve any requirements from the municipality, namely: no additional fees or permits.
In the event that the municipality requires additional fees, regardless of the amount, Permis Réno will charge you an additional fee of $30 CAN.
In the event that the city requires at least one other type of permit; you must submit a new application to Permis Réno for each type of permit and then pay the related fees.

The duration of the service depends directly on the minimum duration that the municipality will take to analyze your occupancy permit application. It all depends on the type of project, the type of permit, the particularity of the request, and even the availability of municipal inspectors, etc., deadlines vary from one municipality to another and can last several weeks.
During the occupancy permit application process, in addition to the data already shared when submitting the application to us, Permis Réno, at the request of the municipality, may invite you to send additional documents or information. Here are some examples:
Certificate of location;
Letter of power of attorney for the work;
Plans of the land or building;
Details on the total cost of the project;
- All exchanges (documents and information) are done by email, by post or by telephone depending on your preference;
- No physical meeting or travel on your part will be necessary during the process (except for very specific cases); - You will be informed in real time of the progress of your application with Permis Réno and your file with the municipality.
- At the end of the process of this occupancy permit application, if accepted by the municipal inspector, the PDF version of the ''ordered'' permit as well as all the legal documents provided by the municipality will be sent to you by email; which will constitute the end of this contract. Their paper versions will also be posted to the address indicated in the Delivery section, when opening the account. You must allow a period of 7 working days for receipt of said paper versions.
- Fixed price services are services whose prices are already defined on our Services page. They are payable at once;
- After payment comes the step: Preparation of the file . during this time, Permis Réno takes note of the file as well as the permit application procedures of the municipality concerned in order to put together the file. Suddenly the file is assembled, Permis Réno, will move on to the stage: Submission of the file. 93% of the amount paid is refundable only before this last step; which means, as long as you have not received confirmation that your file has indeed been submitted to the municipality, your money is 93% refundable.
- Once Perrmis Réno gives you confirmation that your file has been submitted to the municipality, no refund is possible.
- The same principle applies if you decide to cancel your request or project: If you announce it before receiving confirmation, 93% is refundable. If you announce it later, no refund possible.
- No payment already made is transferable or interchangeable to another applicant or another project address.
In Quebec, as a general rule, to occupy for commercial purposes land, a building or part of a newly constructed or enlarged building, or whose use has been changed, you must obtain from the town planning department of your municipality a certificate of occupancy.
Ranging from the preparation of application forms to the final decision of the town planning department in charge of the file: the service consists of taking, by proxy, the following necessary steps:
- Create the file and submit the request;
- Follow up closely with the town planning department;
- Share with you the regulations and recommendations of the municipality regarding this project;
- Prepare the exemption request file;
- Proceed to payment.
